Yorkville: The Place and the Roofs

Yorkville is the county seat of Kendall County and had 23,835 residents at the 2022 estimate. It was settled in 1833 and chosen as county seat in 1859. The 1864 courthouse downtown was replaced by a newer one on the north side in 1997, and the older building now houses the Kendall County Forest Preserve and other groups.

The older single-family homes near Bridge Street and the courthouse sit a short walk from the Fox River, and the city's newer neighborhoods spread out to the north and west. Yorkville is also home to Raging Waves waterpark and the Marge Cline Whitewater Park on the river.

Storm History for Yorkville: What the Public Records Say

We only cite storms that NWS Chicago or the Storm Prediction Center documented, and we say plainly when a write-up doesn't name Yorkville. A report in Kendall County or in a nearby town is context, not proof that a roof here was hit.

The August 11, 2026 derecho had a highest gust of 97 mph at Sugar Grove in Kane County, and Kendall County is on the list of counties NWS Chicago covers in its event summary. NOAA lists an EF-0 tornado at neighboring Oswego. Yorkville isn't named in the survey. Source: NWS Chicago derecho summary.

On July 4, 2026, the Storm Prediction Center's reports covered Cook, DeKalb, Kane, Kendall and Will counties, with a highest gust of 68 mph at Shorewood in Will County. Yorkville isn't named. Source: SPC reports for July 4, 2026.

On September 17, 2026, NWS Chicago local storm reports listed 19 flash flood and flood reports across six counties, Kendall among them. That was a rain event, not a hail or wind event, and a flooded basement and a damaged roof are different claims. Source: NWS Chicago local storm reports.

Storm Damage Roofing Services for Yorkville

Every Yorkville project starts with a Haag-certified inspector on the roof deck. They walk each slope, press-test for bruising and mat fractures, check flashings, pipe boots and vents, and photograph the damage. The inspection takes about 45 minutes and produces a report formatted for an insurance submission. The report is yours whether or not you hire us. Our post on what hail damage looks like explains what the inspector looks for.

For Yorkville homes with confirmed damage, C&N handles storm restoration from tear-off through final inspection: removing damaged shingles to the deck, replacing bad decking and underlayment, and installing GAF Timberline HDZ shingles with ice and water barrier at the eaves and valleys. Flashings, pipe boots and drip edge are replaced new. Siding, gutters and soffit are included when the claim covers them.

If water is coming in, don't wait for paperwork. Our emergency repair crews can tarp or seal a breach to keep the interior dry. For the steps on a claim, see how to file a roof insurance claim.

Insurance Claims in Yorkville

We're roofing contractors, not public adjusters. Your claim is between you and your carrier. What C&N does is document the damage, meet the adjuster on your roof and scope the work.

We recommend a Haag-certified inspection before you call your insurance company. A report with hit counts, measurements and slope-by-slope photos gives you facts before you talk to a carrier. When the adjuster comes, we're on the roof walking through the findings. If the adjuster's scope leaves out documented damage, we send supporting photos and a written scope for a supplement. Carriers handle supplements routinely.

If a claim is denied or underpaid, Illinois law gives you options: ask for a re-inspection, hire a licensed public adjuster, or invoke the appraisal clause in your policy. We can tell you which path fits your situation, but we can't promise how it will turn out.

Why Yorkville Homeowners Need a Local Contractor

After any big storm in Chicagoland, out-of-town crews show up and knock on doors. The problem isn't always the workmanship. It's what happens when you find a leak a year later, or when your insurer asks for documentation, and the company that signed your contract has no office to call.

Before you sign, ask for a permanent office address, a current Illinois roofing license and the permit information the city asks every roofer to file. A reroof in Yorkville needs a city permit, and a contractor who dodges that question is telling you something.

C&N Construction is headquartered in Hillside, IL and has been at the same address since 2015. Over 25,400 completed projects across Chicagoland, W-2 crews instead of subcontractors, GAF Master Elite with Golden Pledge warranty coverage, Haag-certified inspectors, a BBB A+ rating and a 4.6 Google review average.

Class 4 Shingles in Yorkville

When a roof is being replaced through an insurance claim, you can usually upgrade to the impact-rated option by paying the difference between the standard material and the Class 4 product. Timberline HDZ is our standard architectural shingle. The impact-rated option is GAF Timberline UHDZ with UltraMat, which GAF rates UL 2218 Class 4 when sold in the marked packages (GAF, checked October 2026). No shingle is hail-proof, and large stones will damage any roofing material.

Some insurers offer a premium discount for a UL 2218 Class 4 roof, and the amount varies by carrier and policy, so ask your agent before you choose.

We serve Yorkville and nearby towns including Oswego, Montgomery, Plainfield, and Aurora. Our in-house crews carry the same GAF warranty coverage on every project.

What the Money Looks Like

On an approved storm claim, your out-of-pocket cost in Yorkville for the covered work is your deductible. Your policy sets it: often a flat amount such as $1,000 to $2,500, and for wind and hail frequently a percentage of dwelling coverage (1% to 2%). Paying cash, most residential roof replacements land between $14,000 and $25,000 depending on the size of the home, with larger or complex roofs running higher and repairs starting around $400.

What moves the number

Roof size and pitch, tear-off layers, decking condition, and material tier. Every quote is itemized line by line, so you can see which one is moving yours.

What a normal job includes

Tear-off and disposal, underlayment and ice and water shield, flashing and drip edge, ridge venting, cleanup with magnetic sweeps, the permit, and warranty registration.

Full pricing detail: replacement costs, repair costs, and how we get paid when the inspection is free. Insurance figures assume a covered peril and approved claim; your policy controls. The only out-of-pocket surprises we allow are the ones we disclose first: rotted decking and upgrades you choose.

On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. The actual documents are on our billing transparency page.

Who Should You Actually Call?

A handyman is fine when

One slipped shingle on a young roof, a gutter re-hang, or a small cash fix under a few hundred dollars. No claim involved, no documentation needed. We'd rather tell you that than sell you a truck roll.

Call us when

Storm damage, anything slope-wide, a replacement, or any job where insurance is paying, because that's a documentation job as much as a roofing job. Weighing whether to file at all? The break-even math is here.

It's urgent when

Water is inside, decking is exposed, or a tree is on the roof. Emergency tarping runs 24/7, and the tarp decision is separate from choosing your replacement contractor, so don't let anyone bundle the two at your door.

How It Works When You Say Yes

No-risk contract. You sign a contingency agreement. Work starts after insurance approves the claim. If it doesn't go through, you owe nothing.

Your budget, your call. You can spec down the project to match your insurance payout exactly. You won't pay for unapproved work unless you tell us to order it before the approval.

We call you first. If there's a gap between our recommendation and insurance, we call you. The only reasons you'd pay extra are damaged lumber or a luxury shingle upgrade.

Roofing Permits in Yorkville

What the City of Yorkville Building Department publishes about a reroof, checked October 22, 2026:

  • Permit for a reroof: Required. The city's building permit page says a roof/siding permit is required when you're replacing, repairing or installing a new roof or siding on a house or business. Applications can be emailed to bzpermits@yorkville.il.us. Source
  • Fee: Not published on the pages we checked.
  • Ice barrier: Not published on the pages we checked. The city lists the 2018 International Residential Code among its adopted codes. Source

Everything above comes from the sources linked. Call the building department to confirm before work starts. See the suburb roofing permit table for other towns.

Common Questions

Yorkville Storm Damage FAQs

Does C&N Construction work in Yorkville?
C&N Construction has finished 61 projects in Yorkville since 2023, according to its job records. We inspect and replace roofs here and the crews dispatch from our Hillside headquarters. Call (708) 847-5095 or use the form to book a free inspection.
Do I need a permit to replace my roof in Yorkville?
Yes. City of Yorkville Building Department requires a permit for roofing work; see the permits section on this page for what it publishes, with sources and the date we checked. Your contractor normally pulls it, but confirm that before the tear-off starts.
What storms have hit Yorkville?
We only cite what public records say. The NWS Chicago and Storm Prediction Center write-ups for 2026 cover Kendall County and name nearby towns, and none of them names Yorkville directly. The storm history section above lists each event with its source. Whether your roof was damaged takes a roof-level inspection, not a news report.
Should I call my insurance company or a roofer first in Yorkville?
Get the roof inspected first so you know what's there before you open a claim. A Haag-certified report with photos and measurements tells you whether the damage is likely to clear your deductible. We're roofing contractors, not public adjusters, so we document the damage, meet your adjuster on the roof and scope the work, and the claim decision stays between you and your carrier.
How long do I have to file a storm damage claim in Yorkville?
Your policy sets its own deadline to report a loss, and it varies and can be short, so check your declarations page or ask your agent. Read the loss reporting and suit limitation sections, or ask your agent. Waiting also makes it harder to tie damage to a specific storm.
Will insurance pay for a full roof replacement in Yorkville?
It depends on the damage, your policy language and the carrier's adjuster. We can't promise an outcome. What we can do is document each slope with close-up photos and hit counts, and put the same scope in front of the adjuster that we'd use to build the roof.
How do I avoid storm chasers in Yorkville?
Before you sign, ask for a permanent office address, a current Illinois roofing license and the permit information the city asks every roofer to file. A reroof in Yorkville needs a city permit, and a contractor who dodges that question is telling you something. Also check for a permanent office, a current Illinois roofing license, GAF and Haag credentials and Google reviews you can verify. Anyone offering to waive your deductible is proposing insurance fraud under Illinois law.
What are Class 4 impact-resistant shingles and should I get them?
Class 4 is the UL 2218 impact rating, which uses steel balls dropped on the shingle. If your roof is being replaced through an insurance claim, you can often upgrade by paying the difference between the standard material and the upgrade. Ask your carrier whether it discounts premiums for Class 4 roofing, because discounts vary by company and state.
Do I have to pay anything before the insurance company decides?
Read your written agreement before you sign it. Ours explains when work starts, how the deductible and the insurance payments are handled, and what happens if the claim isn't paid. Never sign anything you haven't had time to read.
