What Vernon Hills Roofs Are Made Of

Vernon Hills is a Lake County village with newer housing than the county as a whole. CMAP's April 2025 Local Housing Profile, from 2019 to 2023 American Community Survey estimates, counts 11,325 units with a median year built of 1990, against 1982 for Lake County. About 31% date from 1960 to 1979, 33% from 1980 to 1999 and 34% from 2000 or later. Only 2% predates 1960 (CMAP Local Housing Profile).

That puts a large share of Vernon Hills roofs at 20 to 35 years old, right in the window where a first roof wears out. A 1990s house with original shingles has often passed its warranty life, and hail or wind that would not trouble a new roof can finish an old one.

About 61% of the housing is single-unit homes. The rest is split between 2 to 4 unit buildings, small apartment buildings, and large complexes of 50 or more units.

Storm History in Vernon Hills

None of the 2026 events in our storm records names Vernon Hills. Lake County does appear in the April 27 wake low winds and the July 27 storm complex, in which SPC reports show an 82 mph gust at Beach Park and hangar damage at Waukegan Airport (SPC storm reports, July 27, 2026). Those are in the storm box above with their dates.

The age of Vernon Hills' roofs matters more than any one storm. A roof that leaks after a wind event can be leaking from age, not from the storm. An inspection separates storm damage from wear, and an honest one will tell you which it is.

Reroof Permits in Vernon Hills

The Village of Vernon Hills Community Development Department is at 290 Evergreen Drive (Permit Application & Handouts, checked October 22, 2026). Call 847-367-3700. The village adopted a building code update effective March 1, 2026, and says some forms still list the 2018 code.

Roof is one of the village's minor permits, with no plan review and immediate release subject to staff availability. The village's over-the-counter roof handout (2021 copy) allows up to 2 layers, requires 15 pound felt (30 pound or two layers on pitches under 4 in 12), ice and water shield from the eave to at least 24 inches inside the wall line and 6 feet along valleys, and a shingle with a minimum 25-year warranty. It lists a final inspection only. Fees are $30 under $1,500, $50 from $1,501 to $5,000 and 1% of job cost above $5,001, plus a refundable completion bond. Inspections are not automatic and must be called in.

The same handout says cedar shakes are required in the Sugar Creek, Pebble Beach, Royal Birkdale and Sawgrass subdivisions. If you live in one of them, ask before you assume asphalt. The village does not register contractors, but roofers must provide a copy of an Illinois roofing license. Check the current permit page for changes since the 2021 handout.

Storm Damage Roofing Services for Vernon Hills

Every Vernon Hills project starts with a Haag-certified inspector on the roof deck. They walk each slope, press-test for bruising and mat fractures, examine every flashing, pipe boot and vent, and photograph the damage. The inspection takes about 45 minutes and produces a report you can hand to your insurance company. The report is yours whether or not you hire us. Our post on identifying hail damage explains what we look for.

For Vernon Hills homes with confirmed damage, storm restoration means tear-off to the deck, replacing any bad decking and underlayment, ice and water barrier at eaves and in valleys, and new flashings, pipe boots, drip edge and ridge ventilation. Active leaks shouldn't wait for paperwork. Our emergency repair team can tarp or seal a breach to keep water out.

Insurance and Your Vernon Hills Roof

C&N documents the damage, meets your adjuster on the roof and scopes the work. We're roofing contractors, not public adjusters, and we don't negotiate your claim for you. Your policy and your carrier decide what is covered.

If a claim is denied or comes in low, you can ask for a re-inspection, invoke the appraisal clause in your policy, or hire a licensed public adjuster. Our guide to filing a roof insurance claim walks through the steps.

Why Vernon Hills Homeowners Need a Local Contractor

After a big storm, out-of-town crews knock doors, push for signed contracts, and are gone before the first leak call. A storm chaser's warranty is backed by nothing. The village does not register contractors, so the Illinois roofing license on file with your permit is the check to ask for.

C&N Construction is headquartered in Hillside, IL, and has been at the same address since 2015. It has completed over 25,400 projects across Chicagoland, uses W-2 crews rather than subcontractors, and holds the GAF Master Elite designation with Golden Pledge limited warranty coverage. BBB A+ rating, 4.6 Google review average.

We also serve Gurnee, Waukegan, and the rest of Lake County. Our in-house crews carry the same GAF warranty coverage on every project.

What the Money Looks Like

On an approved storm claim, your out-of-pocket cost in Vernon Hills for the covered work is your deductible. Your policy sets it: often a flat amount such as $1,000 to $2,500, and for wind and hail frequently a percentage of dwelling coverage (1% to 2%). Paying cash, most residential roof replacements land between $14,000 and $25,000 depending on the size of the home, with larger or complex roofs running higher and repairs starting around $400.

What moves the number

Roof size and pitch, tear-off layers, decking condition, and material tier. Every quote is itemized line by line, so you can see which one is moving yours.

What a normal job includes

Tear-off and disposal, underlayment and ice and water shield, flashing and drip edge, ridge venting, cleanup with magnetic sweeps, the permit, and warranty registration.

Full pricing detail: replacement costs, repair costs, and how we get paid when the inspection is free. Insurance figures assume a covered peril and approved claim; your policy controls. The only out-of-pocket surprises we allow are the ones we disclose first: rotted decking and upgrades you choose.

One Case Study, With the Receipts

On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. The actual documents are on our billing transparency page.

Who Should You Actually Call?

A handyman is fine when

One slipped shingle on a young roof, a gutter re-hang, or a small cash fix under a few hundred dollars. No claim involved, no documentation needed. We'd rather tell you that than sell you a truck roll.

Call us when

Storm damage, anything slope-wide, a replacement, or any job where insurance is paying, because that's a documentation job as much as a roofing job. Weighing whether to file at all? The break-even math is here.

It's urgent when

Water is inside, decking is exposed, or a tree is on the roof. Emergency tarping runs 24/7, and the tarp decision is separate from choosing your replacement contractor, so don't let anyone bundle the two at your door.

How It Works When You Say Yes

No-risk contract. You sign a contingency agreement. Work starts after insurance approves the claim. If it doesn't go through, you owe nothing.

Your budget, your call. You can spec down the project to match your insurance payout exactly. You won't pay for unapproved work unless you tell us to order it before the approval.

We call you first. If there's a gap between our recommendation and insurance, we call you. The only reasons you'd pay extra are damaged lumber or a luxury shingle upgrade.

Common Questions

Vernon Hills Storm Damage FAQs

Do I need a permit to replace my roof in Vernon Hills?
Yes. Vernon Hills treats a roof as a minor permit with no plan review and immediate release subject to staff availability. Its roof handout allows up to 2 layers, requires ice and water shield, a 25-year minimum warranty shingle, a final inspection called in by you or your contractor, a fee of 1% of cost above $5,001 and a refundable bond. Call 847-367-3700 (checked October 22, 2026).
Has a recent storm hit Vernon Hills?
None of the 2026 storm events in our records names Vernon Hills. Lake County appears in the records for the April 27 wake low winds and a July 27 storm complex with an 82 mph gust at Beach Park. An inspection tells you whether your roof took any of it, or is simply at the end of its life.
What kind of roof does a typical Vernon Hills home have?
CMAP reports the median Vernon Hills home was built in 1990, with about a third each from 1980 to 1999 and from 2000 on. Many roofs are original asphalt shingle 20 to 35 years old. Some subdivisions, including Sugar Creek, Pebble Beach, Royal Birkdale and Sawgrass, require cedar shakes under the village's roof handout.
Should I call my insurance company or a roofer first in Vernon Hills?
Inspect first, file second. A Haag-certified inspection gives you the facts before you talk to your carrier: the scope, the severity and whether the damage clears your deductible. C&N documents the damage, meets the adjuster on the roof and scopes the work. We're roofing contractors, not public adjusters, and your policy decides what is covered.
How long do I have to file a storm damage claim in Vernon Hills?
Your policy sets its own deadline to report a loss, and it varies and can be short, so check your declarations page or ask your agent. Each verified storm in the box near the top of this page lists its own date. If you haven't had your Vernon Hills roof looked at since a storm, schedule an inspection while the evidence is still fresh.
Does C&N Construction work in Vernon Hills?
Yes. C&N Construction has completed roofing projects in Vernon Hills, and the count from its job records appears in the Recent C&N Work section of this page. Crews are W-2 employees dispatched from the Hillside headquarters.
How do I avoid a storm chaser in Vernon Hills?
Look up the company's permanent office address, verify its Illinois roofing license and read real Google reviews. The village does not register contractors, so the Illinois roofing license on file with your permit is the check to ask for. Offering to waive your deductible is insurance fraud under Illinois law, so walk away from anyone who does.
