This Is What a Documented Roof Looks Like
Real footage from our crews, not stock. The inspection that documents every layer for your claim, the tear-off down to the deck with new wood wherever it's needed, and the roof that goes back on built for the next storm.
- Storm damage hides at the edges. That's what gets missed.
- New decking whenever it's needed, never a layover.
- Local, licensed, and permanently here to honor the warranty.

Hail inspection and the insurance pathWhat Gurnee Roofs Are Made Of
Gurnee grew fast. The village's Compass 2040 comprehensive plan, adopted October 5, 2020, says Gurnee went from 7,100 residents in 1980 to 28,800 in 2000, helped by the I-94 tollway, Great America (opened 1976) and Gurnee Mills (opened 1991). It counts 74.8% of the village's homes as built since 1980 (Compass 2040).
The plan describes two halves of Gurnee: the west side has newer developments with large homes on relatively large lots, and the east side is older and more modest, mostly built between the 1960s and 1980s. A roof on a 1990s west side house is probably a first roof with 25 to 30 years on it. A 1970s east side house is often on its second or third.
The plan's 2013 to 2017 estimates also count 1,630 townhouse units and about 2,700 multifamily units among occupied homes. Townhomes and condos are usually governed by an association with its own roofing rules, and the association often controls the material, color and contractor.
Storm History in Gurnee
None of the 2026 events in our storm records names Gurnee. Lake County does appear: the April 27 wake low winds (NWS Chicago) and the July 27 storm complex, in which SPC reports show an 82 mph gust at Beach Park and hangar damage at Waukegan Airport (SPC storm reports, July 27, 2026). Beach Park and Waukegan are a few miles from Gurnee.
Those are the events in the storm box above, with their dates. A report nearby does not mean your roof was hit, and it does not mean it wasn't.
Reroof Permits in Gurnee
The Village of Gurnee Community Development Department is at 325 N. O'Plaine Road (Gurnee roofs, checked October 22, 2026). Reroof permits can be filed online through the village's One-Stop Shop. Inspections are scheduled by calling 847-599-7550 with at least 24 hours' notice.
The village's page says no more than one layer of asphalt or fiberglass shingles may go over an existing asphalt or fiberglass roof, asphalt shingles may not go over wood shingles or shakes, and shingles must weigh at least about 235 pounds per square. Asbestos-cement shingles are prohibited. The applicant must include the contractor's proposal, and homeowners association or architectural review approval must come first where required. The page does not state a reroof fee or an ice barrier rule, so those are not published there.
Storm Damage Roofing Services for Gurnee
Every Gurnee project starts with a Haag-certified inspector on the roof deck. They walk each slope, press-test for bruising and mat fractures, examine every flashing, pipe boot and vent, and photograph the damage. The inspection takes about 45 minutes and produces a report you can hand to your insurance company. The report is yours whether or not you hire us. Our post on identifying hail damage explains what we look for.
For Gurnee homes with confirmed damage, storm restoration means tear-off to the deck, replacing any bad decking and underlayment, ice and water barrier at eaves and in valleys, and new flashings, pipe boots, drip edge and ridge ventilation. Active leaks shouldn't wait for paperwork. Our emergency repair team can tarp or seal a breach to keep water out.
Insurance and Your Gurnee Roof
C&N documents the damage, meets your adjuster on the roof and scopes the work. We're roofing contractors, not public adjusters, and we don't negotiate your claim for you. Your policy sets its own terms; check your declarations page.
If a claim is denied or comes in low, you can ask for a re-inspection, invoke the appraisal clause in your policy, or hire a licensed public adjuster. Our guide to filing a roof insurance claim walks through the steps.

Why Gurnee Homeowners Need a Local Contractor
After a big storm, out-of-town crews knock doors, push for signed contracts, and are gone before the first leak call. A storm chaser's warranty is backed by nothing. Ask for the contractor's written proposal, which the village requires with every reroof permit application.
C&N Construction is headquartered in Hillside, IL, and has been at the same address since 2015. It has completed over 25,400 projects across Chicagoland, uses W-2 crews rather than subcontractors, and holds the GAF Master Elite designation with Golden Pledge limited warranty coverage. BBB A+ rating, 4.6 Google review average.
We also serve Waukegan, Vernon Hills, and the rest of Lake County. Our in-house crews carry the same GAF warranty coverage on every project.
On an approved storm claim, your out-of-pocket cost in Gurnee for the covered work is your deductible. Your policy sets it: often a flat amount such as $1,000 to $2,500, and for wind and hail frequently a percentage of dwelling coverage (1% to 2%). Paying cash, most residential roof replacements land between $14,000 and $25,000 depending on the size of the home, with larger or complex roofs running higher and repairs starting around $400.

On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. The actual documents are on our billing transparency page.

A handyman is fine when
One slipped shingle on a young roof, a gutter re-hang, or a small cash fix under a few hundred dollars. No claim involved, no documentation needed. We'd rather tell you that than sell you a truck roll.
Call us when
Storm damage, anything slope-wide, a replacement, or any job where insurance is paying, because that's a documentation job as much as a roofing job. Weighing whether to file at all? The break-even math is here.
It's urgent when
Water is inside, decking is exposed, or a tree is on the roof. Emergency tarping runs 24/7, and the tarp decision is separate from choosing your replacement contractor, so don't let anyone bundle the two at your door.
How It Works When You Say Yes
No-risk contract. You sign a contingency agreement. Work starts after insurance approves the claim. If it doesn't go through, you owe nothing.
Your budget, your call. You can spec down the project to match your insurance payout exactly. You won't pay for unapproved work unless you tell us to order it before the approval.
We call you first. If there's a gap between our recommendation and insurance, we call you. The only reasons you'd pay extra are damaged lumber or a luxury shingle upgrade.
