This Is What a Documented Roof Looks Like
Real footage from our crews, not stock. The inspection that documents every layer for your claim, the tear-off down to the deck with new wood wherever it's needed, and the roof that goes back on built for the next storm.
- Storm damage hides at the edges. That's what gets missed.
- New decking whenever it's needed, never a layover.
- Local, licensed, and permanently here to honor the warranty.

Hail inspection and the insurance pathWeather Over Berkeley and Proviso Township
Berkeley sits in Proviso Township on the western edge of Cook County, with I-290 and I-294 along its west and south sides and the Proviso rail yard to the north (Wikipedia).
When the June 13, 2022 supercell crossed Proviso Township, the Village Free Press reported it "ravaged much of Proviso Township" and left thousands without power. The NWS survey team named seven suburbs for the most concentrated damage, including Bellwood, the next village east (Village Free Press, June 2022). We cite it for the pattern of damage in the township.
For 2026, the Cook County events listed above are county-level NWS Chicago write-ups. We did not find an NWS survey that names Berkeley in 2026.
What Berkeley's Housing Means for Your Roof
Berkeley's population went from 1,882 in 1950 to 5,792 in 1960, and the village lost homes when I-290 was built in the late 1950s. Wikipedia notes that many people who bought in the 1950s stayed into the 1990s, and the village expected turnover after that. Regional Housing Solutions classifies all of Berkeley as post-war suburban housing stock (source).
Long-held post-war homes can mean roofs that have gone a long time between replacements. Check yours if you see missing shingles or granules in the gutters.
Storm Damage Roofing Services for Berkeley
Every Berkeley project starts with a Haag-certified inspector on the roof. They walk each slope, press-test for bruising and mat fractures, check every flashing, pipe boot and vent, and photograph the damage up close. The inspection produces a report formatted for insurance submission. The report is yours whether or not you hire us. Our post on identifying hail damage explains what they look for.
For Berkeley homes with confirmed damage, we do complete storm restoration from tear-off through final inspection: removing damaged shingles to the deck, replacing bad decking and underlayment, and installing GAF Timberline HDZ architectural shingles with ice and water barrier at the eaves and in valleys. Flashings, pipe boots, drip edge and ridge ventilation are replaced new. Siding, gutters and soffit are included when the claim covers them.
With an active leak, don't wait for paperwork. Our emergency repair team can tarp or seal the damage to limit interior water damage, and tarping is often part of a covered claim. For the filing steps, see how to file a roof insurance claim.
Insurance Claims in Berkeley
Get a Haag-certified roof inspection before you call your carrier. The report, with hit counts, measurements and section-by-section photos, turns a general damage complaint into a documented one.
When your insurer sends an adjuster, C&N meets them on the roof and walks through each finding. We're roofing contractors, not public adjusters. We document the damage, meet the adjuster and scope the work. If the adjuster's scope leaves out damage we documented, we give you the photos and measurements to send back.
If a claim is denied or underpaid, your options may include a re-inspection request, a licensed public adjuster, or your policy's appraisal clause. Results depend on your policy and your facts, and we don't promise any outcome.

Why Berkeley Homeowners Need a Local Contractor
After a storm, out-of-town crews knock on doors, push for signed contracts, and are gone by the time a leak shows up. Their warranty is only as good as the company that stands behind it.
C&N Construction is headquartered in Hillside, IL, and has been at the same address since 2015. We run W-2 crews, hold the GAF Master Elite designation, and employ Haag-certified inspectors. C&N has completed work in Berkeley and in the towns around it. Before you sign with anyone, ask to see their State roofing license and their village registration.
Class 4 Shingles in Berkeley
When your roof is replaced through an insurance claim, you can upgrade to the impact-rated option by paying the difference between the approved standard material and the upgrade. Timberline HDZ is our standard architectural shingle. The impact-rated option is GAF Timberline UHDZ with UltraMat, which GAF rates UL 2218 Class 4 when sold in the marked packages (GAF, checked October 2026).
No shingle is hailproof. Class 4 is a lab test, a proxy for the common 1-inch to 2-inch hail that crosses Chicagoland most years, not a promise about any one storm. Some carriers discount premiums for Class 4 roofs, so ask yours what it offers and get the answer in writing before you decide.
We also serve Hillside, Elmhurst, Bellwood, and Maywood. Every project carries the same GAF warranty coverage from in-house crews.
Roofing Permits in Berkeley
What Village of Berkeley Building Department and the village publish about roofing, checked October 22, 2026:
- Roof handout: The village's roof handout says to provide full detail of materials and scope with the permit application and a copy of your current State of Illinois roofing license. It lists a maximum of 2 layers, no stapling, a minimum 25-year shingle warranty, roof ventilation, flashing at all penetrations including chimneys, and a final inspection. Inspections run Monday, Wednesday and Friday, 8 a.m. to noon. Source
- Ice barrier: The handout calls for ice and water shield from the eaves to 24 inches inside the exterior walls and 18 inches each side of valleys. Source
- Code edition: The handout says Berkeley follows the 2012 International Residential Code. The permits page says the village is updating most building codes as of January 1, 2026, so confirm the current edition with the village. Source
- Roofing contractor license: Roofers need a Berkeley contractor's license: application, $50 fee, $10,000 surety bond, certificate of liability insurance naming the village as additionally insured, and a copy of the State roofing license. Licenses expire December 31. Source
- Fee: Not published on the pages we checked. Page checked
Illinois law also says a municipality that requires a building permit may not issue it to a roofing contractor without proof of current State licensure (225 ILCS 335/5(a-3), checked October 22, 2026).
Call the building department at (708) 234-2611 to confirm before work starts. Our suburb roofing permit table covers other towns.
On an approved storm claim, your out-of-pocket cost in Berkeley for the covered work is your deductible. Your policy sets it: often a flat amount such as $1,000 to $2,500, and for wind and hail frequently a percentage of dwelling coverage (1% to 2%). Paying cash, most residential roof replacements land between $14,000 and $25,000 depending on the size of the home, with larger or complex roofs running higher and repairs starting around $400.
What moves the number
Roof size and pitch, tear-off layers, decking condition, and material tier. Every quote is itemized line by line, so you can see which one is moving yours.
What a normal job includes
Tear-off and disposal, underlayment and ice and water shield, flashing and drip edge, ridge venting, cleanup with magnetic sweeps, the permit, and warranty registration.
Full pricing detail: replacement costs, repair costs, and how we get paid when the inspection is free. Insurance figures assume a covered peril and approved claim; your policy controls. The only out-of-pocket surprises we allow are the ones we disclose first: rotted decking and upgrades you choose.
Illinois roofing license #104.017643. GAF Master Elite (top 2% of contractors nationwide), Haag Certified Inspectors, BBB A+, OSHA certified crews. Work carries a 2-year limited lifetime workmanship warranty plus manufacturer-backed GAF system warranty options. Crews dispatch from the Hillside headquarters and work Berkeley and its neighboring towns year round. See the work itself, our crews' own photos, on the recent work page.
On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. The actual documents are on our billing transparency page.

A handyman is fine when
One slipped shingle on a young roof, a gutter re-hang, or a small cash fix under a few hundred dollars. No claim involved, no documentation needed. We'd rather tell you that than sell you a truck roll.
Call us when
Storm damage, anything slope-wide, a replacement, or any job where insurance is paying, because that's a documentation job as much as a roofing job. Weighing whether to file at all? The break-even math is here.
It's urgent when
Water is inside, decking is exposed, or a tree is on the roof. Emergency tarping runs 24/7, and the tarp decision is separate from choosing your replacement contractor, so don't let anyone bundle the two at your door.
How It Works When You Say Yes
No-risk contract. You sign a contingency agreement. Work starts after insurance approves the claim. If it doesn't go through, you owe nothing.
Your budget, your call. You can spec down the project to match your insurance payout exactly. You won't pay for unapproved work unless you tell us to order it before the approval.
We call you first. If there's a gap between our recommendation and insurance, we call you. The only reasons you'd pay extra are damaged lumber or a luxury shingle upgrade.
