What Storms Have Done to Bellwood Roofs

On June 13, 2022, a supercell crossed Proviso Township. The NWS survey team found its most concentrated damage in Streamwood, Schaumburg, Roselle, Bellwood, Westchester, Riverside and Brookfield, and an 18-unit apartment building in Bellwood lost significant parts of its roof (Village Free Press, citing NWS, June 2022).

Further back, the March 28, 1920 F4 tornado ran along a 53-mile path through the "Bellwood-Maywood area," and the NWS significant tornado list puts the worst damage from Maywood through Melrose Park (NWS Chicago).

For 2026, the Cook County storm events above come from NWS Chicago write-ups. We did not find an NWS survey that names Bellwood in 2026.

What Bellwood's Housing Means for Your Roof

Bellwood incorporated in 1900 and grew from 8,746 residents in 1950 to 20,729 in 1960 (Census counts, via Wikipedia). The village sits 13 miles west of the Loop between the Eisenhower Expressway and the Proviso rail yards. Much of its housing is post-war.

A roof from the 1960s housing boom has typically been replaced at least once already. When an inspector finds two layers, the tear-off, decking and disposal change the price, and your insurer needs to see why.

Storm Damage Roofing Services for Bellwood

Every Bellwood project starts with a Haag-certified inspector on the roof. They walk each slope, press-test for bruising and mat fractures, check every flashing, pipe boot and vent, and photograph the damage up close. The inspection produces a report formatted for insurance submission. The report is yours whether or not you hire us. Our post on identifying hail damage explains what they look for.

For Bellwood homes with confirmed damage, we do complete storm restoration from tear-off through final inspection: removing damaged shingles to the deck, replacing bad decking and underlayment, and installing GAF Timberline HDZ architectural shingles with ice and water barrier at the eaves and in valleys. Flashings, pipe boots, drip edge and ridge ventilation are replaced new. Siding, gutters and soffit are included when the claim covers them.

With an active leak, don't wait for paperwork. Our emergency repair team can tarp or seal the damage to limit interior water damage, and tarping is often part of a covered claim. For the filing steps, see how to file a roof insurance claim.

Insurance Claims in Bellwood

Get a Haag-certified roof inspection before you call your carrier. The report, with hit counts, measurements and section-by-section photos, turns a general damage complaint into a documented one.

When your insurer sends an adjuster, C&N meets them on the roof and walks through each finding. We're roofing contractors, not public adjusters. We document the damage, meet the adjuster and scope the work. If the adjuster's scope leaves out damage we documented, we give you the photos and measurements to send back.

If a claim is denied or underpaid, your options may include a re-inspection request, a licensed public adjuster, or your policy's appraisal clause. Results depend on your policy and your facts, and we don't promise any outcome.

Why Bellwood Homeowners Need a Local Contractor

After a storm, out-of-town crews knock on doors, push for signed contracts, and are gone by the time a leak shows up. Their warranty is only as good as the company that stands behind it.

C&N Construction is headquartered in Hillside, IL, and has been at the same address since 2015. We run W-2 crews, hold the GAF Master Elite designation, and employ Haag-certified inspectors. C&N has completed work in Bellwood and in the towns around it. Before you sign with anyone, ask to see their State roofing license and their village registration.

Class 4 Shingles in Bellwood

When your roof is replaced through an insurance claim, you can upgrade to the impact-rated option by paying the difference between the approved standard material and the upgrade. Timberline HDZ is our standard architectural shingle. The impact-rated option is GAF Timberline UHDZ with UltraMat, which GAF rates UL 2218 Class 4 when sold in the marked packages (GAF, checked October 2026).

No shingle is hailproof. Class 4 is a lab test, a proxy for the common 1-inch to 2-inch hail that crosses Chicagoland most years, not a promise about any one storm. Some carriers discount premiums for Class 4 roofs, so ask yours what it offers and get the answer in writing before you decide.

We also serve Hillside, Forest Park, Maywood, Berkeley, and Melrose Park. Every project carries the same GAF warranty coverage from in-house crews.

Roofing Permits in Bellwood

What Village of Bellwood Building Department and the village publish about roofing, checked October 22, 2026:

  • Permit: The Building Department issues building permits and "general and replacement permits." Its application (revised June 26, 2023) asks for a copy of the work contract, lists a roofer line and a roofing fee line, and requires a $10,000 license and permit bond plus a Bellwood contractor's license. Source
  • Roofing contractor license: Roofers submit a license application, $1,000,000 in liability insurance, a $10,000 surety bond and their State roofing license. Contractor licenses run May 1 to April 30. Source
  • Code edition: The village lists the 2018 International Residential Code among its adopted codes. Source
  • Fee: Not published on the pages we checked. Page checked
  • Ice barrier and layer limits: Not published on the pages we checked. Page checked

Illinois law also says a municipality that requires a building permit may not issue it to a roofing contractor without proof of current State licensure (225 ILCS 335/5(a-3), checked October 22, 2026).

Call the building department at (708) 547-3545 to confirm before work starts. Our suburb roofing permit table covers other towns.

What the Money Looks Like

On an approved storm claim, your out-of-pocket cost in Bellwood for the covered work is your deductible. Your policy sets it: often a flat amount such as $1,000 to $2,500, and for wind and hail frequently a percentage of dwelling coverage (1% to 2%). Paying cash, most residential roof replacements land between $14,000 and $25,000 depending on the size of the home, with larger or complex roofs running higher and repairs starting around $400.

What moves the number

Roof size and pitch, tear-off layers, decking condition, and material tier. Every quote is itemized line by line, so you can see which one is moving yours.

What a normal job includes

Tear-off and disposal, underlayment and ice and water shield, flashing and drip edge, ridge venting, cleanup with magnetic sweeps, the permit, and warranty registration.

Full pricing detail: replacement costs, repair costs, and how we get paid when the inspection is free. Insurance figures assume a covered peril and approved claim; your policy controls. The only out-of-pocket surprises we allow are the ones we disclose first: rotted decking and upgrades you choose.

On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. Who Should You Actually Call?

A handyman is fine when

One slipped shingle on a young roof, a gutter re-hang, or a small cash fix under a few hundred dollars. No claim involved, no documentation needed. We'd rather tell you that than sell you a truck roll.

Call us when

Storm damage, anything slope-wide, a replacement, or any job where insurance is paying, because that's a documentation job as much as a roofing job. Weighing whether to file at all? The break-even math is here.

It's urgent when

Water is inside, decking is exposed, or a tree is on the roof. Emergency tarping runs 24/7, and the tarp decision is separate from choosing your replacement contractor, so don't let anyone bundle the two at your door.

How It Works When You Say Yes

No-risk contract. You sign a contingency agreement. Work starts after insurance approves the claim. If it doesn't go through, you owe nothing.

Your budget, your call. You can spec down the project to match your insurance payout exactly. You won't pay for unapproved work unless you tell us to order it before the approval.

We call you first. If there's a gap between our recommendation and insurance, we call you. The only reasons you'd pay extra are damaged lumber or a luxury shingle upgrade.

Common Questions

Bellwood Storm Damage FAQs

Does Bellwood require a state roofing license?
The village's contractor license procedures list a State roofing license, $1,000,000 in liability insurance and a $10,000 surety bond for roofing contractors. Illinois law also bars a municipality from issuing a roofing permit without proof of State licensure (225 ILCS 335/5(a-3)).
Where do I go for a Bellwood roof permit?
The Building Department is at 3200 Washington Blvd. Chief Inspector contact is (708) 547-3545, and the village's main number is (708) 547-3500. The reroof fee is not published on the pages we checked on October 22, 2026.
Was Bellwood hit by the June 2022 storm?
The Village Free Press, citing the NWS survey, reported an 18-unit apartment building in Bellwood lost significant parts of its roof on June 13, 2022, and listed Bellwood among the suburbs with the most concentrated damage.
Should I call my insurance company or a roofer first?
Inspect first, file second. A Haag-certified inspection gives you photos, hit counts and measurements before you talk to your carrier, so you know the scope and whether the damage clears your deductible. We're roofing contractors, not public adjusters. We document the roof, meet your adjuster at the property, and scope the work.
How much does a roof replacement cost in Bellwood?
Costs vary with roof size, pitch, material, layers to tear off and the number of penetrations. We give a written estimate before work begins, and it matches the documentation submitted to your insurer. The range on this page is where most residential replacements land, and your written estimate sets the actual number for your roof.
How do I avoid storm chasers after a storm?
Look up the company's permanent office address, confirm their Illinois roofing license, check their registration with your village, and read real Google reviews. Anyone who offers to waive or absorb your deductible is asking you to take part in insurance fraud, which Illinois law prohibits.
Do I have to pay anything before insurance approves?
No. You sign an agreement, and work doesn't start until your insurer approves the claim. Your deductible and any upgrades you choose are your responsibility under your policy. Read the agreement before you sign and ask us anything in it.
