Here's what almost nobody tells bungalow owners. A Chicago bungalow does not have a simple roof. It has a low-pitched hipped roof, which is four slopes rather than two, plus a hipped front dormer that contributes four small planes of its own, plus the hip facets created by the projecting front bay. Count them on your own house and you'll typically get somewhere between six and ten separate roof planes on a footprint under 1,500 square feet.
Every one of those planes faces a different direction, so every one of them took a different amount of hail. When an adjuster runs a single ten by ten test square on the most accessible slope, they have sampled maybe 15% of your roof, and the result gets applied to the whole thing. That is the single most important fact about getting a bungalow claim paid correctly.
The Dormer and the Valleys Are Where It Leaks
The bungalow dormer is a beautiful detail and a genuine roofing liability. Where it meets the main roof you get valleys and step flashing on both sides, and those junctions are the first place a bungalow leaks, usually years before the shingle field gives out. They also photograph badly, which means they get skipped.
The wide overhanging eaves that give a bungalow its proportions create the second issue: minimal soffit ventilation on many of these houses, which produces ice damming at the eave in winter and traps heat in the attic in summer, aging the shingles from underneath. If you've had recurring winter leaks at the front of the house, that's the mechanism.
