This Is What a Documented Roof Looks Like
Real footage from our crews, not stock. The inspection that documents every layer for your claim, the tear-off down to the deck with new wood wherever it's needed, and the roof that goes back on built for the next storm.
- Storm damage hides at the edges. That's what gets missed.
- New decking whenever it's needed, never a layover.
- Local, licensed, and permanently here to honor the warranty.

Hail inspection and the insurance pathTwo Villages' Worth of Roofs in One Village
Western Springs has the highest household income in our western Cook service area, about $230,255 as of 2024, and a homeownership rate of 95.6%, which is nearly everyone. What that means practically is that when a storm comes through, this is a village of owners making their own decisions rather than tenants waiting on a landlord. You're the one who has to get it right.
The roofs, though, come from two different worlds. Old Town and Old Town North hold the village's pre-1940 housing, roughly a quarter of the total, including Colonial Revivals dating to the 1920s with steep pitches, dormers, and complex valley work. Then Field Park and Ridge Acres are mid-century, mostly brick, with simpler geometry and big mature trees. Forest Hills is newer construction again. The median construction year across the village is about 1961, which is a useful number that describes almost no individual house here.
So an inspection that treats Western Springs as one market misses the point. A 1925 Colonial in Old Town and a 1958 brick ranch in Field Park have different failure modes, different decking, and different arguments to make to an adjuster.
What Fails on an Old Town Roof
Steep complex roofs concentrate damage where the planes meet. Valleys, dormer cheeks, and the flashing where a roof runs into a wall are the first things to go and the last things an adjuster looks at, partly because they're hard to photograph and partly because a quick assessment naturally focuses on the open field of the shingle.
On a house from the 1920s you're also likely to find original board sheathing under the shingles, sometimes with gaps, having already carried three or four roofs. That's normal for the era and it belongs in a replacement scope honestly, which is why decking is the out-of-pocket exception we name in writing before anyone starts. Nobody should learn about their decking on tear-off day.
The village's architectural quality also makes material matching worth taking seriously. George Grant Elmslie designed the First Congregational Church here, and the 1892 water tower is a village landmark, so this is a place that cares what buildings look like. Insurance restores like kind and quality, and the scope should reflect what genuinely has to go back on your roof.
What Fails on a Field Park or Ridge Acres Roof
The mid-century houses have the opposite problem. Simple roof geometry means fewer places for damage to hide, which sounds like an advantage and actually hands an adjuster an easier argument: on a clean uninterrupted slope, marginal hail impact is simpler to characterize as ordinary wear on an aging roof.
That's where hit counts per test square and dented soft metals do the work. A dented gutter apron or a bruised roof vent proves a hail event happened at your address, which is different from proving your shingles look bad. Once the event is established, the conversation moves to scope rather than whether anything happened.
The mature tree cover in those sections adds the other factor. Big trees over a simple roof mean limb strikes and granule abrasion, and abrasion left undocumented reads as age. With a median home value around $739,400, these are not roofs to leave to interpretation.

Why Western Springs Homeowners Hire Us Instead of the Crew at the Door
Every significant hailstorm brings temporary crews into the western suburbs. They knock, they offer an inspection that arrives with a contract, and some of them offer to cover your deductible, which is insurance fraud under Illinois law and a reliable way to identify who you're dealing with. They work out of hotels, subcontract the labor, and are unreachable when a leak shows up two winters later.
C&N Construction has operated from 24 N Hillside Avenue in Hillside since 2015, with an Illinois roofing license (#104.017643), 25,400+ completed projects, 621 Google reviews at 4.6, and BBB A+ accreditation. Our GAF Master Elite certification puts us in roughly the top 2% of contractors nationally, which gives Western Springs homeowners access to the Golden Pledge warranty. Every crew member on your roof is a full-time C&N employee with OSHA certification, covered by our workers compensation policy. We don't subcontract your roof.
We work the whole corridor here, including La Grange, La Grange Park, Hinsdale, Brookfield, Countryside, and Burr Ridge.
Free Roof Inspection in Western Springs, IL
A hail damage roof inspection in Western Springs takes about 45 minutes, costs nothing, and ends with a dated photo report that's yours to keep whether you hire us or not. There's no obligation attached to it and no claim gets filed on your record just because someone looked.
A Haag-certified inspector walks every slope rather than assessing from a ladder or a drone pass, because back slopes and low-visibility sections are exactly where damage gets missed. What goes into your file: hit counts per test square on each slope, granule loss and mat bruising documented close-up, dented soft metals like vents and gutter aprons that confirm a hail event actually happened at your address, and flashing and valley details where leaks start. That documentation is what your carrier's adjuster works from, which is why the format matters as much as the findings.
Which part of the village you live in changes the inspection. In Old Town we spend the time on valleys, dormer flashing, and wall junctions, and we assess decking condition because a 1920s roof usually has original boards under it. In Field Park, Ridge Acres, and Forest Hills the priority shifts to establishing that a hail event happened at all, through hit counts per test square and photographed denting on gutters, vents, and other soft metals, plus documenting limb abrasion separately from hail so it doesn't get written off as age.
Same-day inspections are often available across Cook County. If you want the complete slope-by-slope list of what our inspectors check and document, it's on our free storm damage roof inspection page. If you're wondering what an inspection normally costs when it isn't storm-related, we published the going rates in Chicagoland, and we explain how we can afford to do storm inspections for free.
On an approved storm claim with an RCV policy, most homeowners in Western Springs pay only their deductible, typically $1,000 to $2,500. Paying cash, most residential roof replacements land between $14,000 and $25,000 depending on the size of the home, with larger or complex roofs running higher and repairs starting around $400.

What a normal job includes
Tear-off and disposal, underlayment and ice and water shield, flashing and drip edge, ridge venting, cleanup with magnetic sweeps, the permit, and warranty registration.
Full pricing detail: replacement costs, repair costs, and how we get paid when the inspection is free. Insurance figures assume a covered peril and approved claim; your policy controls. The only out-of-pocket surprises we allow are the ones we disclose first: rotted decking and upgrades you choose.

On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. The actual documents are on our billing transparency page.

A handyman is fine when
One slipped shingle on a young roof, a gutter re-hang, or a small cash fix under a few hundred dollars. No claim involved, no documentation needed. We'd rather tell you that than sell you a truck roll.
Call us when
Storm damage, anything slope-wide, a replacement, or any job where insurance is paying, because that's a documentation job as much as a roofing job. Weighing whether to file at all? The break-even math is here.
It's urgent when
Water is inside, decking is exposed, or a tree is on the roof. Emergency tarping runs 24/7, and the tarp decision is separate from choosing your replacement contractor, so don't let anyone bundle the two at your door.
How It Works When You Say Yes
No-risk contract. You sign a contingency agreement. Work starts after insurance approves the claim. If it doesn't go through, you owe nothing.
Your budget, your call. You can spec down the project to match your insurance payout exactly. You won't pay for unapproved work unless you tell us to order it before the approval.
We call you first. If there's a gap between our recommendation and insurance, we call you. The only reasons you'd pay extra are damaged lumber or a luxury shingle upgrade.
