What Midlothian Roofs Are Made Of

Midlothian is a Cook County village of about 15,000 people on the Rock Island Metra line. A Center for Neighborhood Technology report drawing on CMAP data describes the housing stock as 71% single-family homes, predominantly built between 1940 and 1970 (CNT RainReady Midlothian).

An Urban Land Institute panel that toured the village found housing development exploded in the 1960s, with brick ranch homes the dominant style, and newer, larger homes on the west end near the country club (ULI Technical Assistance Panel report).

A 1960s ranch has a long, simple roofline and usually has been reroofed at least once. That is good news for repair: fewer valleys and dormers mean fewer places for water to enter. It also means the deck under the shingles is 60 years old and worth checking whenever a tear-off exposes it.

Storm History in Midlothian

Midlothian appears among the communities listed in the July 27 and August 11, 2026 storm reports, and we don't claim more than that. Midlothian is in Cook County, and the Cook County events in the box above also apply: the April 17 wind reports, the April 27 wake low winds and the June 10 derecho, each with its own source.

Midlothian's bigger local water story is flooding. Residents organized after heavy flooding in 2013, and CNT worked with the village on a plan (CNT RainReady Midlothian). Your policy sets its own terms for flood and sewer backup; check your declarations page. They are not roof damage. If water is coming through the ceiling, that is a roof question. If it is coming up through the floor drain, it isn't ours.

Reroof Permits in Midlothian

The Village of Midlothian Building Department is at 14801 S. Pulaski Road. Its forms page lists a Roof Permit among its permit types (Building Forms & Requirements, checked October 22, 2026). Call 708-385-8642.

The village adopted the 2018 International Residential Code, amended (Building Code Information). We did not find a published reroof fee, shingle layer limit or ice barrier rule in the pages we could read, so those are listed as not published. One rule is stated plainly: even when no permit is required, every contractor and handyman must be licensed with the village (Building & Zoning).

Storm Damage Roofing Services for Midlothian

Every Midlothian project starts with a Haag-certified inspector on the roof deck. They walk each slope, press-test for bruising and mat fractures, examine every flashing, pipe boot and vent, and photograph the damage. The inspection takes about 45 minutes and produces a report you can hand to your insurance company. The report is yours whether or not you hire us. Our post on identifying hail damage explains what we look for.

For Midlothian homes with confirmed damage, storm restoration means tear-off to the deck, replacing any bad decking and underlayment, ice and water barrier at eaves and in valleys, and new flashings, pipe boots, drip edge and ridge ventilation. Active leaks shouldn't wait for paperwork. Our emergency repair team can tarp or seal a breach to keep water out.

Insurance and Your Midlothian Roof

C&N documents the damage, meets your adjuster on the roof and scopes the work. We're roofing contractors, not public adjusters, and we don't negotiate your claim for you. Your policy sets its own terms; check your declarations page.

If a claim is denied or comes in low, you can ask for a re-inspection, invoke the appraisal clause in your policy, or hire a licensed public adjuster. Our guide to filing a roof insurance claim walks through the steps.

Why Midlothian Homeowners Need a Local Contractor

After a big storm, out-of-town crews knock doors, push for signed contracts, and are gone before the first leak call. A storm chaser's warranty is backed by nothing. The village says every contractor must be licensed with Midlothian, even when no permit is required.

C&N Construction is headquartered in Hillside, IL, and has been at the same address since 2015. It has completed over 25,400 projects across Chicagoland, uses W-2 crews rather than subcontractors, and holds the GAF Master Elite designation with Golden Pledge limited warranty coverage. BBB A+ rating, 4.6 Google review average.

We also serve Alsip, Oak Lawn, Orland Park, Tinley Park, and the rest of the south suburbs. Our in-house crews carry the same GAF warranty coverage on every project.

What the Money Looks Like

On an approved storm claim, your out-of-pocket cost in Midlothian for the covered work is your deductible. Your policy sets it: often a flat amount such as $1,000 to $2,500, and for wind and hail frequently a percentage of dwelling coverage (1% to 2%). Paying cash, most residential roof replacements land between $14,000 and $25,000 depending on the size of the home, with larger or complex roofs running higher and repairs starting around $400.

What moves the number

Roof size and pitch, tear-off layers, decking condition, and material tier. Every quote is itemized line by line, so you can see which one is moving yours.

What a normal job includes

Tear-off and disposal, underlayment and ice and water shield, flashing and drip edge, ridge venting, cleanup with magnetic sweeps, the permit, and warranty registration.

Full pricing detail: replacement costs, repair costs, and how we get paid when the inspection is free. Insurance figures assume a covered peril and approved claim; your policy controls. The only out-of-pocket surprises we allow are the ones we disclose first: rotted decking and upgrades you choose.

One Case Study, With the Receipts

On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. The actual documents are on our billing transparency page.

Who Should You Actually Call?

A handyman is fine when

One slipped shingle on a young roof, a gutter re-hang, or a small cash fix under a few hundred dollars. No claim involved, no documentation needed. We'd rather tell you that than sell you a truck roll.

Call us when

Storm damage, anything slope-wide, a replacement, or any job where insurance is paying, because that's a documentation job as much as a roofing job. Weighing whether to file at all? The break-even math is here.

It's urgent when

Water is inside, decking is exposed, or a tree is on the roof. Emergency tarping runs 24/7, and the tarp decision is separate from choosing your replacement contractor, so don't let anyone bundle the two at your door.

How It Works When You Say Yes

No-risk contract. You sign a contingency agreement. Work starts after insurance approves the claim. If it doesn't go through, you owe nothing.

Your budget, your call. You can spec down the project to match your insurance payout exactly. You won't pay for unapproved work unless you tell us to order it before the approval.

We call you first. If there's a gap between our recommendation and insurance, we call you. The only reasons you'd pay extra are damaged lumber or a luxury shingle upgrade.

Common Questions

Midlothian Storm Damage FAQs

Do I need a permit to replace my roof in Midlothian?
The Village of Midlothian lists a Roof Permit among its building permit forms, and it requires every contractor to be licensed with the village even when no permit is needed. Fees, layer limits and ice barrier rules are not published on the pages we checked on October 22, 2026. Call the Building Department at 708-385-8642.
Has a recent storm hit Midlothian?
Midlothian appears among the communities listed in the July 27 and August 11, 2026 storm reports. Cook County, where Midlothian sits, also appears in the April 17 wind reports, the April 27 wake low winds and the June 10 derecho. Whether your roof took damage depends on the roof, which is why we inspect.
What kind of roof does a typical Midlothian home have?
A CNT report built on CMAP data says Midlothian's housing is 71% single-family and mostly built between 1940 and 1970, and an Urban Land Institute panel described the 1960s brick ranch as the dominant style. Most of those roofs are asphalt shingle over a 60-year-old deck.
Should I call my insurance company or a roofer first in Midlothian?
Inspect first, file second. A Haag-certified inspection gives you the facts before you talk to your carrier: the scope, the severity and whether the damage clears your deductible. C&N documents the damage, meets the adjuster on the roof and scopes the work. We're roofing contractors, not public adjusters, and your policy sets its own terms; check your declarations page.
How long do I have to file a storm damage claim in Midlothian?
Your policy sets its own deadline to report a loss, and it varies and can be short, so check your declarations page or ask your agent. Each verified storm in the box near the top of this page lists its own date. If you haven't had your Midlothian roof looked at since a storm, schedule an inspection while the evidence is still fresh.
Does C&N Construction work in Midlothian?
Yes. C&N Construction has completed roofing projects in Midlothian, and the count from its job records appears in the Recent C&N Work section of this page. Crews are W-2 employees dispatched from the Hillside headquarters.
How do I avoid a storm chaser in Midlothian?
Look up the company's permanent office address, verify its Illinois roofing license and read real Google reviews. The village says every contractor must be licensed with Midlothian, even when no permit is required. Offering to waive your deductible is insurance fraud under Illinois law, so walk away from anyone who does.
