Farmers Denied or
Underpaid My Roof Claim:
What to Check First
With Farmers, a disappointing roof check is often a scheduled roof payment, not a flat denial. Here's how to tell which one you have and what Illinois requires Farmers to tell you.
Free Storm Damage Roof Inspection
We dispatch a Haag-certified inspector to your address, same day in most cases.

"Donte Dacres provided outstanding service. He made the call to my insurance company with TOTAL professionalism."
Judith W."I was very worried about storm chaser roofers. Matt was patient and explained the whole process. He worked with me and my insurance company throughout."
Ram P."My insurance company said they would not cover my whole roof. C&N demanded a second insurance appraisal and BINGO! My re-roof was approved."
Michael G."Damian was incredibly helpful, especially with navigating insurance and the appraisal. The crew was efficient and got the job done quickly."
Alicja S.Farmers roof disputes often start with the payment formula, not a flat denial. Under the Smart Plan Home form Farmers has filed in other states, a scheduled roof payment multiplies the repair or replacement cost by a percentage set by roof age and material, so an older roof pays a smaller share. Ask which settlement basis applied and what roof age Farmers used.

First Question: Denial, or a Scheduled Roof Payment?
The two look alike in the mailbox and are different disputes. A denial says the damage isn't covered. A scheduled roof payment says the damage is covered and the payment is a percentage of the cost.
We couldn't find Farmers' Illinois homeowners filing online. Farmers' Illinois homeowners page lists its Farmers Flex Personal Home product, and the scheduled roof payment language below comes from the Smart Plan Home policy forms Farmers filed with regulators in Oklahoma and Nevada. Illinois wording may differ, so read your declarations page and endorsements for the words "scheduled roof payment."
In the Oklahoma form, "scheduled roof payment" means all the estimated reasonable costs to repair or replace covered loss or damage to roof materials, including debris removal, labor, taxes, and fees, multiplied by the scheduled roof payment percentage. The percentage comes from a chart keyed to the roof's age as shown in the declarations and its surface material. For composition shingles with an expected life of 30 years or less, that chart reads 100% at age 0, 83.4% at age 5, 66.7% at age 10, 50.1% at age 15, 33.4% at age 20, and 25% from age 23 on. Our roof payment schedule guide has the table and a worked example.
The form also says the scheduled roof payment is deemed to be, and determines, the actual cash value of the roof loss, and that increased costs from enforcing building laws, and general contractor fees, aren't paid until incurred. If a payment looks low, ask for the settlement basis, the roof age used, and the estimate behind it.
Check the Roof Age on Your Declarations Page
Because the percentage turns on roof age, a wrong age changes the payment. Farmers' May 13, 2026 release says roof coverage can vary with the options on a policy and the roof's age, and recommends confirming the roof age on the declarations page and telling your agent, with supporting documentation, if it needs updating. The Oklahoma form says that if a different actual age of the roof material can be verified, damage to that material is adjusted on the verified age.
Paper that shows an installation date: the building permit, the contractor's dated invoice, and the shingle manufacturer's warranty registration.
What a Denial Letter Must Say in Illinois
If Farmers did deny the claim, or settled for less than you claimed, Illinois requires a reasonable written explanation within 30 days after the investigation and determination of liability is completed. It must clearly set out the policy definition, limitation, exclusion, or condition behind the decision and come with notice that the Illinois Department of Insurance is available (50 Ill. Adm. Code 919.50(a)(1)). Failing to promptly give a reasonable and accurate explanation of the basis for a denial or compromise settlement is also an improper claims practice when done without just cause (215 ILCS 5/154.6(n)).
The Smart Plan form lists "Wear and Tear, Deterioration or Mechanical Breakdown" among its uninsured types of loss, so a wear-and-tear denial is a dispute about cause. Dated photos near the storm, slope-by-slope impact documentation, and weather records for the date of loss speak to cause. See what to do when the adjuster says no damage.
Missouri's insurance department publishes a page describing how Farmers settles roof claims there (its company pages were not loading when we rechecked on October 22, 2026, so treat this as unconfirmed). It says the policyholder chooses replacement cost or actual cash value and that Farmers may require actual cash value based on the roof's condition, such as granule loss, minor lifting, or shrinkage, even when the roof is protecting the home. That is Missouri, and we could not find the Illinois equivalent, but it is a reason to ask whether condition affected the settlement basis on your policy.
Ask for the Estimate and the Depreciation Worksheet
Two Illinois regulations apply once a payment is made. If a partial loss was settled on a written estimate prepared by or for the company, it must give you a copy on request. If you then obtain a higher written estimate, it must review it and respond promptly in writing (50 Ill. Adm. Code 919.80(d)(7)(C)). On an actual cash value settlement, it must provide on request the worksheets showing every deduction for depreciation, including age, condition, and expected life of the property (919.80(d)(8)(A)).
Put the requests in writing with your claim number. Farmers' claims line is 1-800-435-7764. Our guide to reading an adjuster's estimate walks through the lines to check.
Complaints, Appraisal, and the Suit Deadline
The Illinois Department of Insurance takes written complaints, sends the insurer a copy, and allows it 21 days to respond. It asks you to allow four to six weeks, and it cannot decide the value of damaged property or act as your lawyer (Department complaint process). In the Department's 2025 Consumer Complaints Ratio Report, Farmers Insurance Exchange shows 15 homeowners complaints against $119,006,343 of Illinois earned premium, a ratio of 0.1260 complaints per $1 million. Farmers New Century Insurance Company shows 9 (0.1490) and Farmers Direct Property and Casualty Insurance Company shows 11 (0.2890), against a homeowners industry mean of 0.4073. The report counts complaints received, not findings, and says nothing about your claim.
The Department's claims guide says appraisal determines costs, not whether the policy covers them, so it fits an accepted claim with a gap in price, not a coverage denial. Check your policy's appraisal and suit-limitation wording. Illinois tolls a policy's suit-limitation period from the date proof of loss is filed until the claim is denied in whole or in part (215 ILCS 5/143.1), and the company must tell you in writing, when it denies, how many days were tolled and how many remain (919.80(d)(8)(C)). Have an Illinois attorney confirm the date.
What We Do, and What We Don't
C&N Construction is a roofing contractor. We inspect, measure, photograph, and write estimates, and we attend re-inspections. We don't interpret your policy or negotiate your settlement. The callout below describes the free referral list of Illinois-licensed public adjusters. Our Farmers roof claim guide covers the full claim process, and the insurance claims page, public adjuster page, and free storm damage roof inspection cover the next steps.
Free Roof Inspection
Haag certified. Report is yours to keep.
Farmers Denied or Underpaid Your Claim?
Two things, both free. First, a Haag-certified roof inspection with full photo documentation in the exact format carriers require, so any dispute starts from hard evidence. Second, our referral list of Illinois-licensed public adjusters who handle storm claims in Chicagoland, so if your claim needs a professional negotiator, you know who to call.
One line we never cross: we're roofing contractors, not public adjusters. We don't interpret your policy or negotiate your settlement, because Illinois law reserves that work for licensed public adjusters. What we do is document your damage to a forensic standard and connect you with the right licensed help. No cost, no obligation, and nothing to sign.
Full disclosure: we don't take referral fees from public adjusters, and no one on the list pays to be on it. Referrals are based on Illinois licensing and storm claim experience, and you're always free to hire any public adjuster you choose.

On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. The actual documents are on our billing transparency page.
