# Ice Dams on
Chicagoland Roofs:
Causes and Prevention

Ice dams start with heat leaving the house, not with the roof. Here's how they form, how to keep them from coming back, what they damage, and what Chicagoland building departments say about the ice barrier.

The Short Answer

An ice dam is a ridge of ice along the roof edge that traps meltwater behind it. It forms when heat escaping from the house melts the snow on the roof and the water refreezes at the cold eave. The lasting fix is inside the house: air sealing, insulation and ventilation. An ice barrier under the shingles at the eave is the backup layer.

## What an Ice Dam Is

An ice dam is a thick ridge of ice that builds along the lower edge of a sloped roof, usually right at the eave and often above the gutter. Icicles tend to hang from it. The ridge itself isn't the problem. The water it holds back is.

Meltwater from the warmer part of the roof runs down until it hits the cold overhang, where it freezes. Behind that ice the water pools, and shingles are built to shed water downhill, not to hold it. University of Minnesota Extension describes the result: the pooled water "finds cracks and openings in the exterior roof covering and flows into the attic space," and from there can reach exterior walls or stain the ceiling finish ([UMN Extension](https://extension.umn.edu/protecting-home-rain-and-ice/dealing-and-preventing-ice-dams), checked October 22, 2026).

## Why Chicagoland Roofs Get Ice Dams

Three things have to show up together, according to the U.S. Department of Energy's Building America program: snow on the roof, an attic that isn't well air sealed or insulated, and freezing temperatures. It adds that ice dams can form with as little as 2 inches of snow ([Building America Solution Center](https://basc.pnnl.gov/information/attic-air-sealing-insulating-and-ventilating-ice-dam-prevention), checked October 22, 2026).

### Heat Loss Into the Attic

Warm air leaks from the living space into the attic through gaps around light fixtures, attic hatches, plumbing stacks, chimneys, exhaust fans and wiring holes. That warms the underside of the roof deck, and the snow on top melts even when it's well below freezing outside.

### Ventilation That Doesn't Keep the Deck Cold

A vented attic is supposed to carry cold air in at the soffits and out at the ridge, keeping the underside of the roof deck near outdoor temperature. The Building America guidance calls for baffles that keep insulation out of the soffit vents and an air gap of at least 2 inches between the insulation and the roof deck. When insulation blocks the soffit intake, that air path closes.

Older Chicagoland homes with wide overhanging eaves, such as bungalows, often have little soffit intake to begin with. We've written about that pattern for [Brookfield](https://chicagostormpros.com/brookfield-il/), and the same mechanism shows up in [Evergreen Park](https://chicagostormpros.com/evergreen-park-il/) and [Elmhurst](https://chicagostormpros.com/elmhurst-il/).

### Freeze and Thaw

Chicagoland winters swing across freezing again and again. A sunny afternoon or a warm spell melts snow on the roof, and the water refreezes at the eave by night. Each cycle adds a layer to the ridge. UMN Extension notes that these are sustained average temperatures: the upper roof has to sit above 32 degrees while the eave stays below it.

## How to Prevent Ice Dams

The Building America program puts it in three steps: fully air seal the ceiling plane, thoroughly insulate the attic, and ventilate the roof. It says the most important of these is sealing the air leaks from the living space into the attic. Order matters, because UMN's guidance and the Minnesota energy auditor literature both say to add venting after the attic bypasses are sealed.

### Attic Air Sealing

Spray foam, caulk and weatherstripping close the common leaks: wire and plumbing penetrations, ceiling light fixtures, attic hatches, chimney chases and bath fan housings ([UMass Amherst Building and Construction Technology](https://www.umass.edu/bct/publications/articles/preventing-ice-dams/), checked October 22, 2026). This is insulation and energy-audit work, not roofing work, so ask an insulation contractor or a home energy auditor. We can point out what we see in the attic during a roof inspection.

### Attic Insulation

UMass recommends ceiling insulation of at least R-38 for houses in the northern United States, kept continuous and evenly deep, with special attention above the exterior walls where the roof framing pinches the space.

### Ventilation

UMass calls a continuous soffit-to-ridge system the most effective way to cool the roof sheathing, with a baffled ridge vent exhausting air regardless of wind direction. Power vents, turbines and gable louvers aren't as effective in its view. UMN Extension adds that mechanical attic ventilation isn't recommended as an ice dam fix in Minnesota because it can create other moisture problems.

### The Ice Barrier at the Eaves

A self-adhered bituminous membrane, commonly called ice and water shield, goes over the roof deck at the eaves before the shingles. The Department of Energy's Building Science Education page says the membrane should run from the roof edge to at least two feet up the deck from the interior face of the exterior wall ([DOE Building Science Education](https://bsesc.energy.gov/energy-basics/eaves-sealed-cold-climates), checked October 22, 2026).

The barrier doesn't stop the ice from forming. It gives water that gets under the shingles a sealed layer to land on. The cure for the ice is still the heat loss.

### Gutters

Clear leaves and debris in fall so meltwater has somewhere to go. Clean gutters won't prevent a dam, but they let the thaw drain once it reaches the edge. Our [gutter storm damage guide](https://chicagostormpros.com/gutter-storm-damage/) covers what ice and wind do to gutters and fascia.

## What Ice Dams Damage

The National Roofing Contractors Association describes the steep-slope roof concern this way: water backs up under shingles, tiles or other materials and can enter the building. In practice that means damage in four places.

**Shingles and underlayment at the eave.** Water pushed up under the shingle laps can soak the underlayment and the roof deck, and lifted or stained shingles at the edge are a common sign.

**Gutters and fascia.** Heavy ice can pull a gutter away from the fascia or bend it, and wet fascia boards can rot over time. The [gutter guide](https://chicagostormpros.com/gutter-storm-damage/) shows what to look for.

**Attic insulation and framing.** Wet insulation loses its value and can hold moisture against the framing.

**Ceilings and upper walls.** A brown ring or wet patch on a ceiling or the top of an exterior wall is often the first sign a homeowner notices. The water has already crossed the roof layers by then.

## Snap the Eave From the Ground

You don't need to climb anything to start. Stand a few steps back from the house, on the ground, and take a photo of the eave line and the gutter. Take another of any icicles. Inside, photograph any stain on a ceiling or upper wall.

Our [Roof Photo Check](https://chicagostormpros.com/roof-photo-check/) looks at a photo like that and says what it seems to show. Its "Winter signs" group covers a thick ridge of ice along the eave, heavy icicles, a ceiling water stain, and a gutter sagging or pulling from the fascia. It never judges the cause or what your policy pays, and the photo stays on your device unless you choose to upload it. A ground photo can't show what's under the shingles. Only an inspection can.

## What Your Town Says About the Ice Barrier

Illinois sets the roofing license rule statewide, but the ice barrier requirement lives in each town's adopted residential code and handouts. Of the 30 Chicagoland towns in our [roofing permit table](https://chicagostormpros.com/roofing-permits/), 19 state an ice barrier rule on their own pages. Each quote below links to the page it came from, with the date we checked it.

Several of these towns cite section R905.1.2 of the International Residential Code, which calls for an ice barrier from the lowest edge of the roof to a point 24 inches inside the exterior wall line where the local climate table says ice has formed along the eaves. Towns amend that language, so use the quote from your own town.

These towns didn't state an ice barrier rule on the pages we checked: Batavia, Bolingbrook, Darien, Downers Grove, Elgin, Glen Ellyn, Hillside, Plainfield, St. Charles, Tinley Park, Westmont. That means we didn't find one, not that none exists. Call your building department before you plan a roof. The [roofing permit table](https://chicagostormpros.com/roofing-permits/) has the permit, fee and inspection rules for each town too.

## Insurance Basics in Plain English

Three different things can be going on after an ice dam, and a policy may treat them differently: the ice dam itself, sudden water damage that comes inside the house, and wear or maintenance problems that let it happen. Your policy decides which is which, not us and not this page.

The Illinois Department of Insurance explains the general split this way: standard homeowners policies don't cover water damage caused by "maintenance" problems, such as continuous or repeated water seepage or leakage, and do cover some types of sudden and accidental water damage ([Illinois Department of Insurance](https://idoi.illinois.gov/consumers/consumerinsurance/floods.html), checked October 22, 2026). Carriers word their policies differently. One national carrier's consumer page says dwelling coverage may help pay for water damage from an ice dam while saying its policy likely won't pay for services to remove the ice dam, and that terms and limits still apply ([Allstate](https://www.allstate.com/resources/home-insurance/ice-damage), checked October 22, 2026).

So read your own policy and your declarations page, and call your carrier or agent with questions. Your policy sets its own deadline to report a loss. We're roofing contractors, not public adjusters. We inspect, photograph and document the roof, and we meet your adjuster if you want us there. We don't interpret policy language or negotiate settlements. You file the claim and make the decisions.

## What C&N Actually Installs at the Eave and in the Attic

We checked the roofing products on C&N Construction's own supplier invoices from 2023 through 2026. These are the ice barrier and ventilation products that have shown up on C&N's orders, by name and type only.

**Ice and water barrier.** Self-adhered ice and water protector rolls, including Alco Ice & Water Shield, IKO StormTamer Ice & Water, and Tri-Built granulated and sand-surface ice and water protector.

**Underlayment.** GAF FeltBuster synthetic underlayment for the roof field.

**Ventilation.** GAF Cobra ridge vents (including the Snow Country Advanced ridge vent), Tri-Built square top roof vents and Lomanco box vents, with bath and kitchen exhaust vent caps.

**Edge metal.** Aluminum drip edge and gutter apron at the eaves.

What goes on your roof depends on the roof, the town's code and the shingle manufacturer's instructions. A product on this list isn't a recommendation for your house until someone has looked at it.

## What the Free Roof Inspection Looks At

An inspection before or after winter checks the shingles and underlayment along the eaves, the ice barrier where the shingle edge shows it, the gutters and fascia, the soffit and ridge vents, and the attic side of the roof deck for stains, frost or damp insulation. If an ice dam has already leaked, the inspection also documents what's visible so you have dated photos for yourself and your carrier.

The inspection and the report are free, and the report is yours to keep whether or not you hire us. If a dam is on the roof right now, go to [ice dam removal](https://chicagostormpros.com/ice-dam-removal/), and see [emergency roof repair](https://chicagostormpros.com/emergency-roof-repair/) if water is coming in.

One Case Study, With the Receipts

On a recent insurance-funded roof, the carrier's first estimate missed 292 linear feet of gutter work. Our documented supplement recovered it: a $2,928 line added to the carrier's own estimate, with photos attached. And when we didn't complete a $13.81 downspout item on another project, the final invoice showed a $13.81 credit. Itemized in both directions, every time. The actual documents are on our [billing transparency page](https://chicagostormpros.com/compare/legitimate-roofing-invoice/).

What is an ice dam?

An ice dam is a ridge of ice that builds along the lower edge of a roof. It forms when snow on the upper roof melts, runs down to the cold eave, and refreezes. The ridge then blocks the water behind it, and that pooled water can back up under the shingles and leak into the attic and ceilings.

What causes ice dams on a roof?

Heat leaking from the house into the attic warms the roof deck, so snow melts from underneath. The meltwater refreezes at the colder eave. Building science guidance from the U.S. Department of Energy's Building America program names three fixes: air seal the ceiling plane, insulate the attic, and ventilate the roof.

How do I prevent ice dams in Chicagoland?

Start inside the house. Seal the gaps where warm air reaches the attic (light fixtures, attic hatches, plumbing and wiring holes), add insulation, and keep soffit and ridge vents open so the roof deck stays cold. Keep gutters clear in fall. A self-adhered ice barrier at the eaves is a backup layer under the shingles, not a cure for the heat loss.

What does an ice dam damage?

Water that backs up behind the ice can get under shingles and into the attic, and from there into insulation, ceilings and walls. The weight and expansion of ice can also pull gutters away from the fascia and stress the fascia board. An inspection looks at the shingles at the eave, the gutters and fascia, and the attic.

Is an ice barrier required on Chicagoland roofs?

It depends on the town. Several Chicagoland towns state an ice barrier rule on their own permit pages, usually self-adhered ice and water shield from the eave to about 24 inches inside the exterior wall. Others don't publish one. This page lists each town's quote, source link and the date we checked. Your building department has the final word.

Does homeowners insurance cover ice dam damage?

That's a question for your policy, and we can't answer it for you. Policies often treat sudden water damage inside the house differently from the ice dam itself and from long-term wear or maintenance problems. Read your policy and declarations page, and ask your carrier or agent. We're roofing contractors, not public adjusters, so we document the roof and don't interpret policy language.

Can ventilation alone stop ice dams?

Usually not by itself. Guidance from University of Minnesota Extension and the Building America program puts air sealing first, because warm air leaking into the attic is the main source of the melt. Insulation and ventilation work on top of that. Adding vents before sealing the leaks can pull more warm air through the attic.

What should I photograph if I think I have an ice dam?

Stand on the ground and photograph the eave, the gutter line and any icicles from a few steps back. Photograph any ceiling stain inside. Date-stamped photos make a good record for an inspection or for your carrier. Don't climb a ladder onto ice. Our Roof Photo Check can look at a ground photo and say what it seems to show.
