This page collects what the public record actually says about storm damage in the Chicago metro: how often it happens, how often people claim, what carriers pay, and what the work costs. ## How Often Chicagoland Actually Gets Hit

The National Weather Service keeps a 75-year climatology for its Chicago forecast area, which covers the Illinois collar counties plus northwest Indiana. Through 2024 it holds 8,881 severe weather reports.

Damaging wind is the workhorse hazard here, not tornadoes. Wind accounts for two thirds of all severe reports in the Chicago area, and it's the hazard most likely to lift or crease shingles without leaving anything a homeowner can see from the driveway.

That's 1,805 recorded hail events across the eight counties in three decades. Cook County averages about 19 a year on its own.

Size matters more than count. The single most common hail size reported in the Chicago area is 1.00 inch, and 1 inch is roughly where asphalt shingles start to bruise. A bruise is a fracture in the mat under the granules. It doesn't leak the week it happens. ## How Often Homeowners File Roof Claims

Nationally, wind and hail are the largest single cause of homeowner insurance claims. Not fire, not water, not theft.

The Insurance Information Institute puts wind and hail at **40.7 percent of all homeowner claims** in 2022. Across 2019 to 2023, claim frequency ran 2.82 per 100 insured homes, which works out to about **one home in 35 every year**. Average severity over that window was **$13,511**.

Put those together and a wind or hail claim stops looking like bad luck. Over a 20 year roof life, the odds of filing at least one are better than even.

## What Insurers Actually Pay on a Roof

This is the part that catches people, and it's the single most useful thing on this page.

Two neighbors can take identical damage in the same storm, carry the same deductible, and receive checks that aren't close to the same size. The difference was written into their policies years before the storm formed.

### Replacement Cost Versus Actual Cash Value

A replacement cost policy pays what a new roof costs, minus your deductible. An actual cash value policy subtracts depreciation for the roof's age first. Here's the NAIC's own worked example, with identical damage and an identical deductible.

### The Three Reductions Stacked On Top

Depreciation isn't the only thing between the damage estimate and your check. Three more provisions have been spreading, and Verisk's 2026 reporting says carriers are leaning on all of them harder than they used to.

**Roof schedules** pay a declining percentage of the roof's value as it ages, regardless of what condition the roof is actually in. **Percentage wind and hail deductibles** replace a flat dollar deductible with a percentage of your dwelling limit, which on a larger home runs to five figures. **Cosmetic damage exclusions** remove coverage for damage that marks the roof without affecting how it sheds water.

These stack. A percentage deductible comes off the top of the claim, and depreciation reduces the settlement basis underneath it. A homeowner can face both on the same claim, which is how a real roof loss ends up paying near zero.

### Recoverable Depreciation, and the Check People Never Collect

Many policies labeled replacement cost actually pay in two steps. You get the depreciated amount first, then the balance once the work is finished and documented with a contractor's invoice.

If you never finish the work, or never send the paperwork, you never get the second check. Carriers set a window for it. That's not a loophole so much as a filing requirement most people don't know exists, and it's worth [reading your adjuster's estimate](https://chicagostormpros.com/compare/read-your-adjusters-estimate/) closely enough to spot it.

## What the Work Costs in Chicagoland

Payout figures only mean something next to the cost of the job.

Verisk reported that average residential **roof replacement costs rose 33 percent** and repair costs rose 25 percent in 2025 against the prior four-year average. Claim volume fell 23.6 percent for hail over the same stretch, so this is the cost of labor and materials moving, not a surge in claims pushing prices.

Chicago-area contractors publicly report full replacement ranges of roughly $10,000 to $30,000 for a typical home, with complex or large roofs running past $40,000. Treat those as reported ranges rather than survey data, because they come from contractor pricing guides rather than an independent source. Set that against a $13,511 average wind and hail payout and the gap explains itself. The average claim does not buy the average roof, and on an actual cash value policy it isn't close.

## When the Carrier Says No

Denials and underpayments are common enough that they're the most searched thing on this entire site after the damage itself.

A denial is not the end of the process. Carriers reinspect, supplements get filed when the original scope missed damage, and estimates get corrected when they price work below what local contractors charge. What kills a claim is usually the homeowner accepting the first answer.

### Illinois Filing Deadlines

Most Illinois homeowner policies require filing within 12 months of the date of loss. The clock starts at the storm, not at the moment you noticed the damage, which is exactly why hail bruising causes so much trouble.

## Contractor Fraud After Storms

Storm damage attracts crews from out of state, and the National Insurance Crime Bureau runs an annual Contractor Fraud Awareness Week specifically because of it. The 2026 edition ran in May. NICB is headquartered in Oak Brook, which puts the country's insurance fraud clearinghouse inside our service area.

The pattern is consistent: a knock at the door within days of a storm, pressure to sign immediately, a request for money up front, and an out-of-state plate. The crew works the neighborhood for a season and is gone before the first leak shows up, and the warranty goes with them.

Three checks defeat most of it. Confirm the contractor pulls the permit in your municipality under their own name. Confirm they carry general liability and workers compensation, and get the certificate directly from the insurer rather than from the contractor. Never pay a deposit that isn't tied to materials delivered on site.

## Limits of This Data

Four honest limits, because a statistics page that doesn't publish its weaknesses isn't worth citing.

**Storm reports undercount.** NWS logs what gets reported. Hail that falls where nobody reports it doesn't enter the record, so rural and low-density areas are systematically under-documented.

**The claim figures are national, not local.** The Insurance Information Institute publishes wind and hail claim frequency and severity countrywide. Illinois-specific figures at that granularity aren't public. We use the national numbers because they're the best available, not because they're Chicago-specific.

**The cost ranges are contractor-reported.** No independent body surveys Chicago roof pricing. Those ranges come from published contractor pricing guides and should be read as indicative.

**County hail totals are cumulative since 1996, not annual.** We publish the annual average beside every total for that reason.
